Heating & Boilers — frequently asked questions

Straight answers on pricing, timings and guarantees — and the honest advice we'd give a neighbour.

How often should my boiler be serviced?

Once a year. An annual service keeps the warranty valid, catches small faults before they become winter breakdowns, and keeps the boiler running efficiently — which shows up on your gas bill.

I'm a landlord — can you do my gas safety certificate?

Yes, we carry out CP12 landlord gas safety checks and can liaise directly with your tenants to arrange access. You'll get the certificate by email the same day, and we'll remind you when the next one is due.

One radiator stays cold — is that a big job?

Usually not. It's often air, sludge or a stuck valve. We'll check the simple fixes first and only suggest a power flush if the system genuinely needs one.

Is it worth repairing my boiler or should I replace it?

We'll always give you the honest maths. As a rule of thumb: if the boiler is under 10 years old and the repair is under £400, repair usually wins. If it's over 15, out of warranty and facing a major component, we'll show you what replacement costs so you can decide with real numbers.

Are you Gas Safe registered?

Yes — all gas work is carried out by Gas Safe registered engineers, and you can check the registration card on arrival. Never let anyone work on gas without it; it's both illegal and dangerous.

Why is my boiler so noisy?

Banging or kettling usually means limescale on the heat exchanger or sludge restricting flow. Gurgling is often air or a blocked condensate pipe. Most causes are fixable without a new boiler — sometimes a flush and a filter is all it takes.

How can I cut my heating bills without a new boiler?

In order of value: service the boiler, fit TRVs and a smart thermostat, balance the radiators, and add a magnetic filter with inhibitor. Done together these typically save 10–20% for a few hundred pounds.

My radiators are hot at the bottom but cold at the top — what's wrong?

That's air in the radiator — a five-minute fix with a bleed key. Cold at the bottom and hot at the top is sludge, which needs a flush. Both are things we sort routinely, and we'll show you how to bleed them yourself for next time.

Do you service all boiler brands?

Yes — Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Potterton and the rest. We carry the common service parts and follow the manufacturer's schedule so your warranty stays valid.

What should I do if I smell gas?

Open windows, don't touch switches, turn the gas off at the meter if you can, leave the house, and call the National Gas Emergency line on 0800 111 999 first — they make it safe for free. Once safe, call us to find and fix the cause.
